Highlights

Ravensbury

A landscape-driven regeneration project in Mitcham, South West London. 200 new homes will replace the existing non-traditionally constructed properties built just after the Second World War. 21 homes have already been completed and another 54 are under construction.

Sutton Chelsea

The refurbishment of an historic estate in Chelsea. Four existing blocks will be stripped back to the walls, floors and staircases, before being remodelled to offer new family homes. All other existing homes will see new windows, kitchens, lifts, and bathrooms. The public realm will be completely redesigned and laid out to encourage stewardship by residents.

  • 100% social rented estate in the heart of Chelsea
  • Existing homes across the estate are being fully modernised
  • 81 new family homes will be created in the four empty blocks
  • Ground source heat pump system introduced
  • New estate office, green space, play facilities and secure cycle parking throughout the estate

High Path

The full replacement of one of Clarion’s largest estates. The existing 600 homes will become 2200, built around a new public park, a rejuvenated Merton High Street and an air source heat pump-based energy centre. 134 homes have already been competed, all allocated to existing residents.

  • New 7,300 sqm public park created
  • Underground refuse system introduced

  • Existing residents rehoused first and according to housing need (currently 1 in 3 homes are overcrowded)

Barne Barton

Barne Barton

The UK’s largest site for Royal Navy accommodation will be transformed into high quality family housing. Construction of the first homes is underway. This project was only possible because of the resilience and determination of the residents of Barne Barton who pushed hard for the future of their neighbourhood over several years.

Sherwood Close

Sherwood Close

An excellent example of a Local Authority and a Housing Association working in partnership to improve access to social housing. Both completed phases have been specifically designed to match the needs of returning households, including social renters and resident homeowners. Phase 3, delivering a mix of private sale and social rented homes, gets underway in 2024. 

  • First two phases are exclusively for returning residents, both social renters and resident homeowners
  • Significant landscape improvements including new courtyard park
  • New community centre was built as part of the second phase

  • The project includes a £1 million Community Fund to support local community and voluntary sector groups
Eastfields

Eastfields

Eastfields is one of Clarion’s most challenging estates, due to the non-traditionally constructed homes and poor materials. Planning approval for the first 200 new homes was secured in May 2023 and the work to construct those homes begins autumn 2023.

  • Centred around a new public park
  • Over 30% uplift in existing social rented floor space to deal with current high levels of overcrowding
  • Air source heat pumps provide heat and hot water for all homes
Station Road

Station Road

98 additional social rented homes in Merton in a great location near good schools, two underground stations and a National Trust park. Designed to help residents from other Merton neighbourhoods earmarked for regeneration to be rehoused more quickly.

  • Accessible site with great public transport links
  • Within easy walking distance of high quality primary and secondary schools, Merton Hall Park and High Path
  • Construction begins autumn 2023

Social Value

Regeneration is about a lot more than bricks and mortar. These projects represent a huge investment by residents, Clarion and our partners. We need to squeeze every possible social and economic benefit out that investment. On all our projects we expect to generate:

  • Apprenticeships, jobs and training for local residents
  • Support for local community and voluntary groups
  • Volunteering opportunities
  • Work placements and partnerships with local schools
